The scope of works for this framework covers the following elements:

  • Survey works include external and internal surveys
  • Removal works relate to floor coverings to kitchen and bathrooms
  • Removal works also include AIB panels to the existing windows

  • Replacement FD30 and FD60 Door Screens to communal areas

Risk and Mitigation Measures Resident communication and access

We leased a commercial unit on the concourse which has become a resident hub. Residents now call into the hub to confirm their colour choices for Kitchens and Bathrooms. Appointments for the works are also made by residents visiting the hub. Full resident engagement has been achieved, and the hub also held coffee mornings to keep the residents fully informed on the progress of their block.

Resident liaison examples and added value initiatives:

Gbemi Abiodun completed an apprenticeship in Business Administrator Trailblazer Level 3 NVQ. This was completed with a distinction. Gbemi joined us at the beginning of this contract , recruited through Boost who work in partnership with Barnet Homes to assist the local community with getting back to work and also advise on careers and CV’s. Gbemi has since been promoted to Resident Liaison Officer heading up the team of 2 other RLO’s at this site.

Fardowsa Mahamed joined us in early 2021 having completed an apprenticeship with Barnet homes. As Junior RLO Fardowsa has grown within her role with a strong proven trackrecord with customer care and problem solving. Fardowsa has recently been promoted to RLO.

Resident Liaison team of 3 work from our office in the centre of the estate at 14 The Concourse, Grahame Park Estate.

The estate’s residents have a number of languages that are spoken, with 6 languages being fluent within the RLO team as well as English this has allowed a consistent communication with the RLO team and the residents.

Residents are encouraged to visit the team at the office between 8am – 4.30pm. Homevisits for disabled and elderly residents are booked with the team for ease however due to working commitments and school runs the office has proved a success especially with our key safe procedure to allow residents to go to work and leave their keys securely for the works to be carried out by day.

Awarded Social Value Contractor of the Year 2021 for Barnet Homes.

‘This is Us’ Art Competition for the Young people of Grahame Park where the event was judged with 4 winners. All artwork was created onto a oversized billboard and erected in the heart of the Estate.

‘Surprise and Delight Initiatives’ including advent calender give aways for young people at Christmas. Christmas Hamper give away to local residents which was nominated by an on line spin the wheel. Easter Egg giveaway to local residents on the Estate.

We donated the wood for the Barnet Homes to make raised Beds.

DIY Workshops for Local Residents

Added value initiatives / innovations:

Residents Hub located at 14 The Concourse for residents to use this quiet space for internet connection or work/schooling requirements either when works are being carried out at home by Quinn London or when residents require the use of laptops and internet.

This has proven successful with residents requiring teams meetings with work when replacement works were being caried out in their home.
