Intro to the project / scope of works:

The project included external repairs and redecorations of Barnet Homes properties including houses, flats and residential blocks.

The works included all external repairs and redecoration works required from initial validation surveys carried out by QLL surveyors which were also approved by Barnet Homes and JRP.

  • Scaffolding / Access equipment
  • Cleaning exterior walls & roof of vegetation/ivy growth
  • Replacement or cleaning gutters, drainage and roof soffit
  • Cleaning windows and doors
  • Window and door repairs or replacements
  • Replacement front entrance door/ rear door
  • External repairs and redecoration of previously painted surfaces

Risk challenges and mitigation:

Access to properties

Access can always be an issue when carrying out works in occupied properties. The main obstacle within this programme has been access to the rear of properties. Many of the homes particularly in the Watling Estate are terrace homes and access to the rear of properties have been difficult with many different working patterns for residents.

However, we work closely with residents to allow access and to ensure their properties are safe when not attended.

Resident Liaison examples and added value initiatives:

The team carried out works at Little Larkins a residential block for the elderly in Autumn 2022. Works were completed and signed off however a number of residents had mentioned that they were unable to hang pictures, photos and TV’s on their walls. The RLO , Connor Feek and Project Manager, Mark Freeman attended and carried out the works for them as a service with no cost. They also brought Christmas treats and a hamper for all the residents to share.

Where residents are unable to move items away from the exterior of their homes to allow the scaffolding and decorative works the RLO arranges and supports the team to move these items and assist following the works completing with moving any items to their original space or new space.
