8 City Road
Situated along the prominent City Road in the City of London, Office Art AG’s 7-storey office building posed several unique challenges for Quinn London’s construction team. We delivered the refurbishment and extension of the building, successfully carrying out a comprehensive list of works including:
- Reglazing of the front façade
- Replacement of windows and curtain walling at the rear
- Construction of a new 6th floor extension
- Installation of new mechanical and electrical systems
- Replacement of the existing lift
- Internal refurbishment of the building.
Overcoming the challenge of working on constrained site was key for our team. The building’s location on a bustling two-lane red route road required careful coordination with local authorities to ensure safe and efficient access for construction vehicles and personnel.
The presence of a business operating on the 2nd floor also added complexity to the project, as noisy works had to be completed outside of business hours to avoid disturbance. To minimise disruption to the business, the team first fit-out the basement as an interim office space, taking advantage of its location and implementing mitigation strategies to reduce noise and vibration. Once the basement works were completed, the business was relocated to the newly refurbished space, allowing our team to proceed with the renovation of the rest of the building. Each floor was fit out in turn, culminating in the new build extension to the roof, which created a stunning board/meeting room, boasting panoramic views of the city.
Furthermore, the team had to adapt to several design changes requested by the client throughout the project, showcasing their flexibility and commitment to meeting the client’s vision.
Despite the challenges faced, the team delivered a project that exceeded the client’s expectations.
